1. Occupancy, Parties & Party Visitors • Overnight Capacity: The absolute maximum overnight occupancy is 12 people. No additional overnight guests are permitted. For special requests, upon approval, the max 14 sleepers could be accommodated with a $500 setup fee. • Minimum Stay Requirement: Any booking that involves an approved party or group gathering requires a minimum stay of 2 days. • Daytime Party Visitors: Unregistered daytime party visitors are subject to a fee of $100 per person, per day, the maximum allowed attendants is 30, and no more than 8 cars. All daytime visitors must depart the property by 10:00 PM. 2. Noise & Neighborhood Peace • Outdoor Audio Restriction: Loud music, speakers, and amplified sound are strictly prohibited outside the house at all times. • Quiet Hours: Please respect our neighbors. Quiet hours are enforced from 10:00 PM to 8:00 AM. 3. Strict Pet Policy • Pet Fee: A mandatory fee of $200 per pet, per day applies to all approved pets. • Indoor Crating: All permitted pets must be kept inside a crate or cage while indoors. • Furniture Restriction: Pets are absolutely prohibited on beds, linens, and furniture at all times. Violations will result in immediate forfeiture of the security deposit and additional deep-cleaning fees. 4. Oceanfront Safety & Liability Waiver • Child Supervision: This is a waterfront property with immediate ocean access. Young children must be accompanied and directly supervised by an adult at all times, both indoors and outdoors (including decks, walkways, and the beach area). • Assumption of Risk: Guests assume full responsibility and all risks associated with utilizing an oceanfront property, including but not limited to swimming, beach activities, fluctuating tides, and weather conditions. • Release of Liability: The property owners and management assume no liability for personal injury, illness, drowning, property damage, or loss of life during your stay. 5. Essential Additions for Your Protection • No Smoking or Vaping: This is a 100% smoke-free property. Smoking or vaping of any substance inside the home or on the decks is strictly prohibited. Detection of smoke will result in an immediate $500 fine and potential eviction. • Sand Management: Please use the outdoor rinse station to remove sand from feet, clothing, and beach gear before entering the home. Sand inside the house causes severe damage to flooring and plumbing systems. • Fines & Compliance: Violations of any house rules—including unauthorized parties, exceeding occupancy limits, or bringing unapproved pets—will result in the immediate termination of the reservation without a refund, alongside corresponding fines.
